JUNIOR FINANCIAL ANALYST
SUMMARY OF POSITION
Responsible for underwriting potential acquisitions, assisting in all financial aspects of the portfolio, including operating budget preparation, financial reporting, budget and accounting reconciliations, and special projects as necessary

ESSENTIAL JOB DUTIES
Acquisition and Development
- Underwrite potential developments via excel financial modeling and Argus
- Conduct general and specific market research and perform competitive market analysis
- Perform due diligence on new potential development sites
- Write deal memorandums for Investment Committee presentation
- Monitor construction costs through development and report budget vs actual costs
- Track past, present and future BTR/SFR projects
- Create and coordinate informational and marketing packages for potential development opportunities
- Assist the Director of Development in coordination of design meetings with architect, mechanical/electrical/plumbing engineer, structural engineer, civil engineer, landscape
- architect, and other consultants
Leasing and Operations
- Review tenant financials
- Prepare lease abstracts/analysis
- Research and organize lease and sale comparison data
- Create/ update yearly business plans for each property
- Assist with regular building inspections and report findings to CEO
Accounting and Reporting
- Post cash receipts to tenant ledgers
- Update cash report monthly
- Update cash receipts log when appropriate
- Deposit property and corporate cash/checks via banking remote capture
- Assist in tenant collections; follow up on late tenants; create and distribute tenant monthly late statements
- Help prepare annual property budgets with operations, and compare to prior year budget to actuals; enter final budget amounts into MRI
- Assist CFO with preparation of monthly, quarterly, and annual financial statements
- Prepare monthly bank reconciliations for all property level bank accounts
- Update monthly depreciation schedules for all properties within the portfolio
ESSENTIAL KNOWLEDGE, SKILLS AND, ABILITIES
- Excellent knowledge of real estate and development industry, including all stages of the development process
- Grasp of basic accounting concepts
- Effective organizational and time management skills
- Excellent verbal and written communication and listening skills
- Ability to work independently with minimal supervision
- Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates
- Naturally accurate and detail oriented
- Dependable, punctual, reliable
- Passionate and committed to his or her own personal and professional development
- Proficient in Microsoft Word, Excel, Outlook, and PowerPoint
- Argus experience a plus
EDUCATIONAL REQUIREMENTS
- Bachelor’s Degree in Finance or Accounting (MBA a plus)
- 1-2 years of real estate experience preferred
