Senior Property Manager
SUMMARY OF POSITION
Responsible for overseeing onsite property operations and general building conditions, including interacting with building engineers and day porters; maintaining tenant and employee relations; processing tenant rent collections; reviewing and entering vendor invoices in the accounting system for payment; assistance with annual operating budget preparation and reconciliations

ESSENTIAL JOB DUTIES
Building Operations
- Prepare monthly billing statements for all tenants
- Maintain the work order system for all tenants
- Manage bidding and tracking of tenant and building improvement projects; oversee all projects through completion
- Assist tenants in M/I & M/O
- Order monthly janitorial supplies for all properties
- Regularly inspect buildings, including vacant suites; schedule and coordinate repairs as necessary
- Act as liaison between, leasing brokers (both internal and external), prospective tenants and, RMC
- Maintain and manage vendor relations and inquiries
- On call 24/7 for building/tenant emergencies
Accounting
- Complete RMC lease abstracts and new tenant leases, set up and maintain tenants in accounting system
- Enter utility, janitorial, and other building specific invoices into the accounting system
- Review and approve coding of property invoices; enter property invoices and update vendor priority list
- Prepare annual property budgets
- Deposit hand delivered and mailed checks, update on cash receipts log, enter in accounting system
- Assist in tenant collections, request, and follow up on late, default and lock out notices
- Assist with regular building inspections and report findings to CEO
ESSENTIAL KNOWLEDGE, SKILLS AND, ABILITIES
- Excellent knowledge of commercial real estate and property management industry
- Grasp of basic accounting concepts
- Effective organizational and time management skills
- Excellent verbal and written communication and listening skills
- Ability to work independently with minimal supervision
- Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other associates
- Naturally accurate and detail oriented
- Dependable, punctual, reliable
- Passionate and committed to his or her own personal and professional development
- Proficient in Microsoft Word, Excel, Outlook, and PowerPoint
- Argus experience a plus
- MRI experience a plus
EDUCATIONAL REQUIREMENTS
- 5-7 years of commercial property management experience
